The June 2026 Build-To-Order (BTO) exercise is shaping up to be one of the most substantial mid-year launches in recent memory. With close to 6,900 flats spread across seven estates, this round offers an unusually wide range of choices for first-time buyers, singles, couples, and growing families alike.
What makes this launch particularly interesting is the diversity of locations. From city-fringe waterfront living to quiet northern neighborhoods, applicants will need to weigh lifestyle priorities, commuting needs, long-term plans, and competition levels before submitting their ballot.
Let’s take a closer look at the highlights across the different estates.
Berlayar Estate (Bukit Merah)
The upcoming Berlayar project in Bukit Merah will deliver 1,960 flats, making it one of the largest offerings in this launch. Built on the former Keppel Club site, this is the second project in the area following the October 2025 launch.
One of the biggest draws here is the future transformation of the Greater Southern Waterfront. Buyers who secure a unit may eventually enjoy waterfront views and enhanced lifestyle amenities as the district develops. Telok Blangah MRT station on the Circle Line is nearby, offering convenient access to HarbourFront and VivoCity.
The flat mix is tilted toward two-room and four-room units, with fewer three-room flats available. This distribution may slightly improve chances for singles eligible for two-room flats. Given the location and previous classification, many expect this site to fall under a higher-tier category again.
Lakeview and Shunfu (Upper Thomson)
New public housing in Upper Thomson has not been introduced for over four decades, making this one of the most anticipated sites in the launch. Around 1,200 units will be offered at Lakeview in this exercise, forming the bulk of a broader plan to add approximately 1,600 flats in the area.
With building heights ranging from 18 to 40 storeys, some stacks are expected to enjoy greenery views toward MacRitchie Reservoir. Marymount MRT station on the Circle Line is within walking distance for many blocks, providing quick connectivity to Bishan and beyond.
The area is already well known for its dining options, which adds to its appeal. However, traffic along Upper Thomson Road during peak hours may be a consideration for drivers. The flat mix again features a strong supply of two-room and four-room flats, with fewer three-room units.
Ang Mo Kio
As a mature and highly established estate, Ang Mo Kio consistently sees strong housing demand. Two projects here will offer around 1,050 flats combined.
One site sits along Ang Mo Kio Avenue 2, near established schools and existing neighborhood amenities. The other, along Ang Mo Kio Avenue 1, includes a mix of two-room and four-room flats and is within reach of Mayflower MRT station on the Thomson-East Coast Line.
Because new BTO supply in Ang Mo Kio has been limited in recent years, demand is expected to be high regardless of exact block locations. Buyers who prioritize a proven, well-connected heartland environment may find this option attractive.
Sembawang North
For applicants focused on maximizing their chances of success, Sembawang North stands out due to its scale. About 2,000 flats will be released across two projects, forming part of a larger plan that will eventually deliver around 10,000 homes in the area.
The projects offer the full range of flat types, including two-room flexi to five-room units, with some 3Gen flats available. While the area is still developing and currently relies on nearby parts of Sembawang for amenities, it offers a quieter, lower-density living environment.
Although MRT access requires bus connectivity, families may appreciate the proximity to nearby primary schools. Over the longer term, planned redevelopment of the nearby Sembawang Shipyard area into a mixed-use waterfront district could enhance the estate’s appeal.
Woodlands
Woodlands will see one project with around 640 units, covering two-room flexi through five-room flats. Depending on the block, some residents may be within walking distance of the Woodlands Integrated Transport Hub, which connects the North-South and Thomson-East Coast lines.
Causeway Point provides retail and dining options, while several primary schools appear to be within close proximity. While not as centrally located as some other sites, Woodlands offers practicality, connectivity, and a balanced flat mix that may appeal to buyers seeking flexibility.
What Makes This Launch Different
This June 2026 exercise stands out for both scale and classification. Roughly half of the flats are expected to fall under Plus or Prime categories, making it one of the more location-focused launches in recent years. These categories typically come with longer minimum occupation requirements, which means they are better suited for buyers planning to stay long term.
At the same time, the strong allocation of two-room flats across several desirable locations may improve the odds for singles, who are limited to these units in most cases.
The Key Takeaway
With nearly 6,900 flats across seven estates, this is not just a large launch—it is a strategic one. Buyers committed to long-term living in well-located neighborhoods may find exceptional opportunities, especially in areas like Bukit Merah and Upper Thomson. Meanwhile, applicants who prioritize securing a unit with broader flexibility may find better odds in Sembawang North or Woodlands.
Ultimately, this exercise rewards clarity. Those who understand their long-term plans, commuting patterns, and tolerance for waiting periods will be best positioned to choose the estate that truly fits their future.
